Selling a home in a trust or probate situation is rarely straightforward.

Between timelines, property condition, family dynamics, and legal considerations, the process often requires far more than simply listing a home.

My role is to step in and manage the property side of the process from start to finish—so attorneys and their clients aren’t left coordinating vendors, repairs, and market preparation on their own.

How I support Attorneys and Clients

  • I do not double-end transactions
    → My priority is protecting the integrity of the process and ensuring all parties are properly represented.
  • Full coordination of vendors and property preparation
    → Clean-outs, repairs, inspections, landscaping, and staging handled start to finish.
  • Guidance on where to invest—and where not to
    → Focused recommendations based on current buyer expectations in the South Bay market.
  • Pre-market preparation to avoid delays in escrow
    → Identifying and addressing issues early to minimize renegotiation risk.
  • Hands-on project management for out-of-area clients
    → Especially helpful for families and executors who are not local.
  • Clear, consistent communication with all parties
    → Attorneys, executors, and family members stay informed without being overwhelmed.

  5. Listing, marketing, and buyer management
  6. Escrow oversight through closing

Today’s buyers are more selective, and the condition of the property—and the decisions made before it hits the market—can directly impact both timeline and outcome.

In trust and probate situations, avoiding delays, minimizing back-and-forth during escrow, and making smart preparation decisions upfront can make a significant difference for everyone involved.

A More Hands on Approach

A large part of my role is stepping in where others don’t—coordinating the details, managing vendors, and guiding decisions so attorneys and families aren’t left handling the logistics themselves.

The goal is to create a smoother process, reduce stress, and ultimately achieve the best possible outcome for the client.
